DSCR Calculator is an online tool for exploring rental-property debt coverage, cash flow and estimated loan capacity. Our purpose is to make the assumptions behind a property calculation easier to understand.
Content author: Maniteja
Maniteja is the named author of the educational guides published on DSCR Calculator. These guides explain rental-income assumptions, mortgage-payment calculations and the differences between operating cash flow and lender qualification.
Editorial method and review labels
Worked examples identify their inputs and use standard loan-payment and debt-coverage formulas. Hypothetical property scenarios are labeled as examples. Published lender terms and market benchmarks are dated; a research date does not make a rate quote live or guarantee that a program remains available.
Some guides and illustrations are created with AI assistance. An author byline identifies who is responsible for the published content; it does not imply independent professional review. A “reviewed by” credit is used only when a named person has actually reviewed the specified content. No mortgage license or finance credential is claimed by this author profile.
The calculator and guides provide educational estimates. They do not issue credit decisions, recommend a particular loan for an individual, or replace a lender’s assessment. Readers can report errors through the Contact page; include the page, input values and the issue so the calculation can be checked.
What you can calculate
Enter annual rental income, operating expenses and loan terms to estimate net operating income (NOI), annual debt service and DSCR. You can compare interest rates, loan balances, interest-only payments and target coverage ratios.
A transparent method
The calculator uses DSCR = net operating income ÷ annual debt service. Its homepage includes a worked example and explains the difference between this NOI method and rent-to-PITIA calculations used by some residential mortgage programs. Expense presets are editable examples, not market forecasts.
Calculator check cases
These fictional inputs provide reproducible mathematical checks of the NOI calculator. Checks run October 14, 2026 cover zero-interest and interest-only payments, amortization, maximum loan size and undefined ratios. Displayed dollar figures are rounded; the calculations use full precision. These checks do not assess investment performance or lender approval.
| Check and inputs | Expected result |
|---|---|
| Zero-interest amortizing loan: $120,000, 10 years, 12 payments per year | $1,000 monthly principal payment; $12,000 annual debt service |
| Interest-only loan: $300,000 at 6%, 12 payments per year | $1,500 monthly interest; $18,000 annual debt service. Principal remains outstanding. |
| Amortizing example: $96,000 annual income, $33,600 expenses, $580,000 loan at 7.5% over 30 years, monthly payments | $62,400 NOI; about $48,665 annual debt service; about 1.282 DSCR |
| Maximum loan: $62,400 NOI, target 1.25 DSCR, 7.5%, 30 years, monthly amortizing payments | $49,920 allowed annual debt service; about $594,953 maximum modeled loan |
| Matching periods: $31,200 annual NOI and $24,000 annual debt service | 1.30 DSCR, also equal to $2,600 monthly NOI divided by $2,000 monthly debt service |
| Vacancy entry: $48,000 potential annual rent reduced once by 10%; $12,000 operating expenses | Enter $43,200 collected income; NOI is $31,200. Do not deduct the same vacancy again. |
| Zero-interest, interest-only case with zero debt service | DSCR and maximum-loan division are undefined; no finite borrowing capacity can be inferred from a zero payment. |
To reproduce the checks, use the calculator, enter annual income and expenses, and select the stated payment structure. Amortizing payments use the standard loan-payment formula; interest-only annual debt service equals principal multiplied by the annual rate. The maximum-loan calculation first divides NOI by target DSCR, then solves for the loan principal at the entered rate and term.
How to use the information
Use the tool to compare scenarios, then confirm income assumptions and financing requirements with your lender. We do not issue loan approvals or guarantee borrowing capacity. Read our Disclaimer for the calculation limits.
