DSCR loan Texas financing qualifies an investment property mainly through its rental income and housing payment, subject to the lender's credit, equity, reserve and property rules. The Texas complication is often taxes: a seller's bill can make a rental look financeable even though the buyer's projected tax expense leaves too little coverage.
Start with the parcel, not a statewide tax average. On a hypothetical $350,000 purchase with 20% down, a $280,000 loan and $3,200 monthly rent, an extra $200 in monthly taxes can move residential DSCR from 1.25x to about 1.16x. That change can affect the available loan size even when the rent and interest rate stay fixed.

Texas DSCR loan guide: what to check first
Use the tax simulator below before requesting terms. Then collect the current tax record, proposed buyer tax estimate, landlord insurance quote, lease or market-rent schedule, and association documents. Our DSCR loan guide explains the broader qualification process; this page focuses on the Texas expenses that can change the answer.

Defaults are hypothetical. Enter verified figures. Residential DSCR uses rent / PITIA; operating DSCR uses NOI / principal and interest. No live tax, insurance or lender database is connected.
The label does not set a tax rate. Verify every taxing jurisdiction for the parcel.

Why Texas attracts DSCR borrowers in 2026
Texas offers several distinct rental markets, but there is no verified national DSCR origination dataset here establishing it as the number-one state. Austin, Dallas–Fort Worth and Houston each require their own rent, expense and property analysis. A large investor market doesn't make every purchase a strong cash-flow investment.
For a borrower with substantial legitimate business deductions, a property-income program can be useful when conventional personal-income qualification is restrictive. A DSCR lender still evaluates the borrower and collateral. Expect credit review, asset verification, title work, an appraisal and evidence that the property can legally operate as proposed. “No W-2 requirement” doesn't mean “no documents.”
Conventional financing also allows eligible rental income. Fannie Mae's rental-income guidance describes documentation and qualification rules; it should not be portrayed as a complete ban on investor rent or short-term rentals. Compare the complete payment and fees using our DSCR versus conventional guide, especially if your documented personal income already supports a conventional loan.
The useful question is whether the specific program matches your file. A non-QM loan can allow entity ownership or a property-focused income calculation, while charging more for certain credit, occupancy or cash-out combinations. A conventional alternative may cost less but require a different documentation path. Get both written estimates where feasible.
The Texas property tax challenge: modeling a 2.2% assumption
A 2.2% effective property-tax rate is a scenario input, not a uniform Texas tax rate. On $350,000 of taxable value, it means $7,700 annually, or $641.67 monthly. A 2.7% assumption means $9,450 annually, or $787.50 monthly. The $145.83 difference belongs in underwriting before you commit to the purchase.
Texas has no state property tax; local taxing units set rates. A parcel's combined bill can include a city, school district, county and special district. The county name alone does not identify the all-in burden. Verify applicable jurisdictions through the Texas property-tax transparency service and the parcel record, then have the lender or title team confirm the estimate used at closing.
| Illustrative taxable value | Combined rate assumption | Annual tax | Monthly tax |
|---|---|---|---|
| $350,000 | 1.80% | $6,300 | $525.00 |
| $350,000 | 2.20% | $7,700 | $641.67 |
| $350,000 | 2.70% | $9,450 | $787.50 |
Do not confuse tax rate with assessed or taxable value. A seller might have exemptions you cannot use for a rental, and different taxing units can apply different taxable values. Multiplying purchase price by a combined rate is a useful stress assumption, not a substitute for a parcel-specific calculation. Include any separate assessments explicitly so they aren't lost in the headline percentage.
Your lender might use rent divided by PITIA: principal, interest, taxes, insurance and association dues. An investor operating statement often uses annual net operating income divided by annual debt service. These are different calculations. A 1.25x rent-to-PITIA result doesn't mean there is a 25% cash profit after management, repairs and vacancy.
For the operating statement, gross rent minus vacancy and collection loss equals effective gross income, or EGI. EGI minus operating expenses equals NOI. NOI divided by annual principal-and-interest debt service equals operating DSCR. Include property tax and insurance among operating expenses, then exclude them from the debt-service denominator. Otherwise you charge them twice. Our rental-property DSCR calculation guide walks through both conventions.
Post-purchase appraisals: how a tax change can shock PITIA
A Texas purchase does not mechanically reset every parcel to the sale price on closing day. Appraisal districts determine values under Texas law, generally using the January 1 valuation framework. The risk is that the buyer relies on the seller's historical bill while the lender later requires a higher forward tax estimate, or the next assessment changes the operating budget.
The Texas Comptroller's valuation guidance describes both homestead limitations and a temporary qualifying non-homestead circuit breaker. As checked October 28, 2026, the latter has ownership timing and eligibility conditions, a $5.32 million 2026 value threshold, and a scheduled December 31, 2026 expiration. Do not assume a permanent 20% annual tax-bill cap or build a 2027 purchase around that protection without checking the then-current law.
Build a buyer tax worksheet with four columns: seller bill, lender closing estimate, your base annual budget, and a higher stress estimate. Record which exemptions were removed and which tax year each number represents. The closing estimate is the amount used to qualify; your budget is the amount you expect to pay. They can differ, and the difference deserves an explanation.
For Harris County, use the HCAD property-tax database resources. For Travis and Dallas parcels, start with the appraisal district and taxing-jurisdiction links reached through Texas's statewide transparency service. The modeler accepts your verified combined rate instead of claiming one county-wide millage rate. Texas rates are commonly quoted per $100 of value; $2.20 per $100 equals 2.20%, not 0.022%.
Keep a dated copy of the underlying record. A protest, pending exemption review or seller statement is not a guaranteed future reduction. If a lower assessment is needed for qualification, ask whether the lender will accept it before treating it as available savings. Our tax and insurance shock guide explains how to carry those risks through a refinance or renewal.
Austin short-term rentals versus Dallas–Fort Worth long-term cash flow
An Austin short-term rental needs both financeable income and legal operating permission. The City of Austin's short-term rental page states that licenses are required and describes 2026 enforcement changes. Check the exact address, jurisdiction, current license and transfer or application requirements. A seller's online listing isn't proof that your intended use is approved.
Ask which rent the lender will accept: a long-term market-rent schedule, an existing lease, documented short-term receipts, or a specified third-party analysis. Don't multiply a high-season nightly rate by 365. Separate occupancy, cleaning income passed through to cleaners, platform charges, lodging taxes and management. The Airbnb DSCR calculator guide helps structure that operating analysis.
A Dallas–Fort Worth long-term lease avoids some nightly-rental assumptions, but it still needs local rent comparables and a realistic lease-up allowance. Compare similar unit size, condition and school or employment access rather than using a metro headline. If the appraisal supports $2,700 when your spreadsheet assumes $3,000, rerun the deal at $2,700 before negotiating the loan.
Houston-area analysis should also identify flood exposure, wind coverage, deductibles and special-district charges. Katy is a useful example of why address-level work matters: a mailing address can span different counties and taxing jurisdictions. The property name on a listing cannot supply the correct tax stack or flood determination.
Across all three markets, separate the business plan from the collateral test. A plan to renovate and raise rent later doesn't automatically support the permanent loan today. Confirm property condition eligibility and the accepted rent date. Use a financing contingency and an appropriate inspection process rather than expecting a high projected DSCR to cure a title, licensing or repair problem.
Texas 50(a)(6): cash-out refinancing on investment property
Section 50(a)(6) addresses a particular category of loans secured by Texas homestead property. A genuine non-homestead investment-property cash-out loan is not automatically that same product. The Texas Constitution, Article XVI, Section 50 is the controlling starting point; occupancy history and the existing lien can complicate classification.
Don't label an occupied home a rental or move title into an LLC to sidestep homestead rules. Ask a Texas title company and appropriately qualified counsel to review the facts, including any prior home-equity lien. A change in intended use does not by itself answer every constitutional or refinancing question.
For a non-homestead DSCR refinance, request the lender's cash-out LTV, seasoning, title and reserve requirements in writing. Calculate proceeds after the payoff, prepayment charge and closing costs. If an existing $250,000 loan is replaced by a $300,000 loan, the $50,000 difference is gross additional borrowing, not the check you necessarily receive. See the DSCR cash-out refinance guide before sizing a purchase around future proceeds.
Worked Texas example: a hypothetical $420,000 Katy rental
Assume a $420,000 purchase, 25% down and a $315,000 loan amortized over 30 years at an illustrative 7.50%. Monthly principal and interest is $2,202.53. Assume supported rent of $3,600, annual landlord insurance of $2,400 and association dues of $75 monthly. These are teaching assumptions, not a market quotation or an actual transaction.
At a hypothetical 2.20% tax rate applied to $420,000, annual taxes are $9,240 and monthly taxes are $770. PITIA is approximately $2,202.53 + $770 + $200 + $75 = $3,247.53. Rent-to-PITIA DSCR is $3,600 / $3,247.53 = 1.109x. With a 1.25x lender target, required rent is $4,059.41, a $459.41 monthly shortfall against the assumed rent. Calculations retain unrounded payments internally.
Now stress taxes to 2.70% on the same assumed taxable value. Monthly taxes become $945 and PITIA becomes $3,422.53. DSCR falls to 1.052x. Required rent at 1.25x rises to $4,278.16. You haven't changed the roof, tenant or mortgage rate. The tax assumption alone adds $218.75 to the monthly rent needed for the target.
An investor's cash-flow check is less generous. Annual scheduled rent is $43,200. Subtract 5% vacancy ($2,160), 8% management of collected rent ($3,283.20), $2,160 repairs, $9,240 taxes, $2,400 insurance and $900 association dues. NOI is $23,056.80. Annual principal and interest is approximately $26,430.31, producing operating DSCR of 0.872x and about negative $3,373.51 before capital expenditures and income tax.
The lesson isn't that all Katy rentals fail. It is that this particular price, rent and expense combination fails the stated operating test. You can negotiate price, add equity or choose another property. Don't increase the rent assumption simply to force the desired answer. The cash-on-cash calculator adds the equity and closing-cash side of that decision.
Texas DSCR lenders: compare terms before expecting a 14-day closing
There is no universal “best Texas lender,” and a 14-day closing isn't an entitlement. Compare lenders using the same address, rent, tax estimate, loan amount and lock period. Otherwise a low-rate proposal may quietly assume a lower loan balance or omit a fee that appears later.
As checked October 28, 2026, American Heritage Lending's DSCR page describes Texas availability and publishes funded examples. That establishes a starting point for an inquiry, not approval of your property. Lima One's rental programs describe single-property and portfolio financing. Griffin Funding's DSCR program describes property-income and no-ratio options. Confirm current state availability, channel and program eligibility directly.
Ask each originator for a dated term sheet showing rate, points, lender and broker charges, prepayment terms, DSCR convention, reserves and the tax figure used. Ask who funds the loan and who services it after closing. A wholesale program normally requires a participating broker; a retail lender may accept your application directly. Our lender comparison checklist provides a consistent comparison format.
For a short closing window, order the appraisal and insurance quote early, confirm entity documents, and resolve title questions before the final week. Ask what remains conditional after “prequalified.” Budget for appraisal revisions or an insurance binder problem rather than paying for a guaranteed-closing claim that nobody has actually made in writing.
Use our dated DSCR rate benchmarks for context, then obtain an address-specific quote. The 7.50% rate used above is a fixed modeling assumption. Market benchmarks, advertised starting rates and the final rate available for your FICO, LTV and prepayment structure are separate numbers.
Texas DSCR application checklist
Before applying, reconcile the purchase contract, appraisal rent, tax projection and insurance binder into one worksheet. Confirm down-payment funds and post-closing reserves separately; money spent at closing cannot also remain available as a reserve. Review the DSCR requirements guide for the wider document package.
For an LLC borrower, check exact entity names across the contract, title commitment, operating agreement and insurance. Obtain the lender's personal-guarantee requirements before assuming the company eliminates individual responsibility. Keep the lease terms and proposed insurance occupancy consistent with the intended rental use.
Before accepting a lower loan amount as the solution to a tax shortfall, calculate the extra cash required. If the lender reduces principal by $15,000, that money usually has to come from additional equity or a lower purchase price. It cannot also remain in the account as a post-closing reserve. Ask for a revised cash-to-close statement and a separate reserve calculation so the same funds are not committed twice.
Also distinguish an escrow shortage from a higher recurring tax expense. A servicer may collect extra money temporarily to rebuild the escrow balance while also increasing the ongoing monthly tax deposit. Your long-run budget and near-term cash requirement can therefore rise by different amounts. Request the escrow analysis rather than assuming the entire payment increase represents a new permanent tax bill.
Finally, save two tax scenarios in the simulator: the lender's qualification figure and your higher ownership budget. Name them with the parcel and source date, without entering tenant or account information. Revisit the model when a tax notice or renewal quote arrives. A small change caught before a rate lock is easier to address than a financing gap found at closing.
Make the tax assumption traceable: Record the parcel identifier, bill year, ordinary tax amount and the acquisition-related adjustment used in the model. Keep any seller-specific reduction separate from your own assumption until its applicability is confirmed. A county-level percentage is a screening input; the property-specific evidence should explain the annual dollar figure submitted to the lender.
Frequently asked questions
What DSCR is required for a Texas rental loan?
The requirement depends on the lender and program. A 1.00x, 1.25x or 1.35x target is a program or investor assumption, not a statutory Texas threshold. Ask which income and payment figures the lender uses.
Can I use the seller’s Texas property-tax bill?
Use it as historical evidence, then obtain a buyer-specific estimate. Exemptions, taxable values and future assessments can change the amount. The lender’s qualifying estimate and your ownership budget should both be documented.
Does a Texas purchase automatically reset taxes to the sale price?
No. Appraisal districts determine values under Texas law. A purchase can still expose a buyer to a different tax burden, so stress the buyer’s expected taxable value and applicable local rates rather than assuming the seller’s bill continues.
Can an investment-property refinance involve Texas homestead rules?
It can require legal and title review, especially when occupancy history or an existing home-equity lien is involved. Genuine non-homestead investment financing is not automatically the same as a Section 50(a)(6) homestead loan. Obtain a transaction-specific review.
Are the simulator’s county tax rates live?
No. Harris, Travis and Dallas are scenario labels. Enter the combined rate and taxable value verified for the parcel. Saved scenarios stay in this browser, and CSV exports contain values rather than recalculating Excel formulas.
